How does rent-based (DSCR) qualification work?
A DSCR (debt-service coverage ratio) loan qualifies on the property, not your personal income. Underwriting compares the property's rental income to its monthly payment (principal, interest, taxes, insurance, and HOA). If the rent covers the payment, the property can carry the loan — no W-2s, tax returns, or personal debt-to-income calculation required. Loans remain subject to credit approval, verification, property valuation, and underwriting.
Do projected Airbnb or VRBO income numbers count?
Yes, where eligible. For short-term rentals, underwriting can use projected short-term rental income based on market data (AirDNA-style projections) or the property's actual booking history. Projections are estimates and are reviewed and validated during underwriting; eligibility varies by program, property type, market, and state.
What if the property isn't rented yet?
That's fine — and common on purchases. For long-term rentals, qualification can use the market rent estimated by the appraiser (or the lease in place, if there is one). For short-term rentals, eligible projected Airbnb/VRBO income can be used. You don't need a tenant in place to check your options.
Can I buy or refinance in my LLC?
Yes. These are business-purpose investor loans, so closing in an LLC or other entity is welcome — no personal-name title required. Many investors use an LLC per property or one portfolio entity; a personal guarantee is typically still required.
